Verify the property and authority

Before transferring money, inspect the home and match its address and unit number to the contracting party and payment recipient. If an agent acts, check authority to receive funds and sign. Record occupants, term, charges, repairs, early termination and key return. Obtain a version you understand and check discrepancies against the signed Thai text.

Utilities and the applicable contract rules

Photograph meter readings and furniture at handover. OCPB’s 2026 guidance reminds covered residential-rental businesses not to mark up regulated utility charges. Coverage depends on the landlord and rental arrangement; do not assume every private lease falls within it. Put internet, cleaning, common charges, pets and TM.30 responsibility in writing instead of relying on an oral “all-in” price.

Next steps

  1. Inspect the home and verify the contracting party.
  2. Separate rent, deposit and extra charges.
  3. Record defects, meters and inventory.
  4. Keep the lease, receipts and TM.30 arrangement.
